Its probably better you get the surveyer from Chetumal. Playa is just too far away and the laywers and firms there are much more used to finding dumb gringos that actually pay their unreasonable overpriced quotes. If you can control the process by being on site you dont need a topographer with extraordinary skills.

Thank you for your replies. The lot has 10 points - polygon shape. We have plot map with whole original lot including subdivision of our lot . Later when Google Earth with coordinates was available I have checked all points and found out that the corner at the back is 4 meters away (  back side is 4 meters shorter ). Subdivision and main deed have correct  distances. We have tried to find someone responsible who can do the survey without our presence through Steward title in Playa. Even they had difficulties to find someone responsible but finally found law firm called Celis Aguilar Alvarez y Asociados. They could do the survey, put 10 concrete bounds to the ground and plot map in Autocad for 29304 pesos including VAT. That is around 2250 USD ! Does anyone have any suggestions ? It is not easy to find responsible people who could do job without mistakes and overcharging. We have decided to be present while they do the survey to avoid any further mistakes. Also purchased good GPS and clear the ground before survey.

For a survey in the Mahahual area the price is in the 500 $US range. Half due in advance and half due when the drawings are received. This includes the topographer coming from Chetumal with a few helpers (to clear the property lines, set markers on corners, etc.) to make the measurements and getting GPS data and making the drawing of the property map. Usually you can hire someone from the Catastro to do the survey privately for you.

It is important that someone shows the topographer precisely where the property corner points are (or where they should be) so that they start making the survey of the correct lot. Its also important to give them the correct name/ description of the property and the names of the neighboring properties. You can be in for bad surprises if you dont pay attention to these details, because the map might have to be re-drawn if it contains mistakes (this will cost additional $$) or the whole survey has to be repeated.
Its a very good idea to check GPS data yourself, or at least to know them roughly (Google Earth is a great tool). I have seen a survey where the surveyer used a nonfunctional GPS device and in addition clearly did not understand much of the concept of coordinates. He entered the numbers the GPS device was indicating into the drawing without giving it any thought. As a result the map he drew placed the 20x100 m property he surveyed somewhere in the eastern hemisphere (around lake Tshad in Africa). In another example, not as "bad" though, the topographical coordinates in the map placed the property some 10 km out in the sea (halfway to Banco Chinchorro). Potentially a problem if such coordinates make it into the official property title and other official papers...

Your survey price will vary according to the size of your lot, as well as its shape. Catastro can do this but will charge you more than going out and finding your own topographer. How big is your lot? How many corners (that is, it is square/rectangular or a polygon of some sort)? And finally how good is the access? All these will factor into the price you will get.
